From Dream to Reality: My First Year as a Short-Term Rental Host at Lake of the Ozarks

In June 2022, I took a vacation to Lake of the Ozarks with my significant other and his family and was blown away by the sheer number of condos lining the water. Even more surprising? How affordable they were compared to the Austin, Texas market where I am from, where condos near the lake push the million-dollar range. The idea of owning a lakefront property took root in my mind, but with rising interest rates and a shifting market, I put the dream on hold.

Fast forward a year later—rates were still climbing, but I ran the numbers and realized I could make it work. In October 2023, I took the leap and purchased my first 2-bedroom, 2-bathroom condo at the Lake. My goal? To short-term rent it and ideally cover half of my mortgage. Deep down, my dream had always been to live on the lake, and this felt like the first step toward making that happen.

A Rocky Start

Eager to get my rental up and running, I hired a recommended short-term rental manager. Let’s just say… it didn’t go as planned. The lack of communication was frustrating, and I felt like my property was never going to be managed with the level of care I expected. On my 2.5-hour commute, I started devouring podcasts about short-term rental hosting, learning everything I could about the business. After a month of self-education and growing frustration with my property manager, I asked for my money back and took matters into my own hands.

By the end of January 2024, we had our first booking—and I was a nervous wreck. Would guests like the space? Had I missed anything? There were definitely some learning curves, but I quickly became obsessed with hosting. There’s something incredibly rewarding about providing a beautiful space and seeing a guest leave a glowing review. When guests have a great stay, they want to share it—and that’s been a huge motivator for me.

Growing the Business

Things were going so well that in April 2024, I purchased my second property. Our first guest, unfortunately, was not ideal and ended up costing us several hundred dollars. I briefly questioned if I’d made a huge mistake, but since then, the majority of our guests have been fantastic.

I started focusing on elevating the guest experience, setting our properties apart from the competition. I added small but thoughtful touches, like a custom-branded cooler bag and koozie, as well as a well-stocked supply of toiletries, coffee, cooking essentials, and high-quality linens. Many hosts worry that if you provide too much, guests will take advantage—but I’ve found the opposite to be true. When guests feel cared for, they respect the space and appreciate the effort.

Our first summer was extremely busy, and I anticipate an even bigger season this year, with many past guests returning. We’ve already done major bathroom updates in one condo to enhance the experience even more.

Expanding into Property Management

In November 2024, we took on our first client, managing their short-term rental property. The owner allowed me to redesign the unit, and I loved every second of the process. We built a brand-new TV/fireplace entertainment center, refreshed all the bedroom furnishings, and designed a custom accent wall behind the bed. While some may not agree, I firmly believe a short-term rental should look and feel like a model home—inviting, stylish, and memorable.

My significant other, Bruce takes care of all the technology side of the business. He does a fantastic job and I am so thankful for his expertise, and his passion for everything technical. He also is a great carpenter, he has built all of the entertainment centers that are in three of the condos, and carries out our design ideas to make the space more beautiful, inviting and warm.

One Year Later: The Numbers Speak for Themselves

Looking back, I can’t believe how much has happened in just one year. With 207 reservations under our belt, we have earned 106 reviews on Airbnb with a 4.96 rating and a perfect 10 on VRBO. I’m still as obsessed as ever, having spent over 1,000 hours listening to podcasts.

Along the way, I also:

  • Earned my Missouri real estate license
  • Built my own website
  • Learned how to blog and run Facebook ads
  • Developed a team of cleaners, handymen, and various specific trade vendors
  • Created a streamlined system for managing bookings, communication, and pricing
  • Partnered with a marketing company to engage past guests

Looking Ahead to 2025

This journey has been incredible, and I’m just getting started. My goal for 2025 is to take on seven more boutique properties with owners who share my vision for top-tier guest experiences. I’m passionate about helping other property owners see the potential in their investments and turn them into successful, revenue-generating short-term rentals.
